Our next blog series will cover common comparison questions for homeowners considering embarking on a custom home or remodeling project.
While several of these blogs will focus on design - pros and cons of different material selections, thinking through comparative scopes of work for your project, etc. - our first blog is perhaps the most important questions of all - “Should I hire an Architect (or Designer) or should I hire a turnkey Design+Build firm?”
And like most of the comparisons we will focus on in this blog series, it isn’t a question of good vs. bad, rather deciding between two good options to find what is right for you.
This blog series is designed to support you with information and consideration regarding the following decision points that come up in many custom home and remodeling projects:
- Should I hire a turkey Design-Build firm or start with an Architect or Designer?
- Should we remodel or build an addition? Or both?
- Should I have custom made cabinets or semi-custom (RTA/Ready to Assemble) cabinets
- Should we use quartz for our countertops or natural stone like granite or quartzite?
- Should I keep existing walls or remove them for a more open concept layout?
Why this matters:
A good comparison doesn’t push you into one answer. It helps you understand trade-offs so you can choose what fits your lifestyle, timeline, and budget.
As it relates to this first blog in the series, at TRS Build we can work with either path you choose, either serving as your all-in-one Design+Build partner, or coming alongside your chosen design professionals to serve as your Construction partner, and filling in any other gaps in professional services like engineering and permitting. TRS Build is an active member in both the National Association of the Remodeling Industry and the American Institute of Architects, with the reputation and experience to deliver the services you need regardless of which path you choose.
Two Paths, Beautiful Results:
You have a unique vision and set of needs for your home. Maybe you and your spouse have been discussing the opportunities for years — more space for the family, a better layout for the way you actually live, room for the people you love. And at some point, your 'someday' conversation becomes 'let's do this.'
When that moment arrives, one of the first questions you'll face isn't about countertops or square footage. It's about who you will select to serve on the team that will bring your project to life.
The two most common paths:
1) Architect Driven: starting with an Architect (or Designer) then selecting the right builder to bring it to life; and
2) Design+Build: hiring a turnkey provider who provides both design services as well as construction.
In the Architect Driven model, you hire an architect or designer first, and then separately engage a contractor to build the plans. Your Architect may (or may not) also provide permitting, Interior Design, and/or Engineering services under their scope of work.
In the Design-Build model, a single firm handles Design, Engineering, Permitting, and Construction from start to finish.
Both approaches can work well. The right choice depends on your project, your priorities, and the relationships you already have, and we are structured to serve you either way. Whether you come to us with a designer already selected or you want one team to handle everything, we have you covered.
But before we explain how we work, let's talk about who we work for — because the decision about how to structure your project often starts with understanding your own life and what you need from this process.
Building for Real Life
Over the years, we've come to understand that the homeowners who choose to work with us share something in common: life is full, and they need a team they can trust completely. The specifics look different for everyone, but a few situations come up again and again.
Busy Families and Professionals
You are managing a demanding career, an active household, and countless other responsibilities at any given moment. You may be experiencing life in the “sandwich generation” where we are caring for our aging parents as well as dependent children.
A home renovation, addition, or new custom home is something you want to pursue — and ensure it is done right — but you don’t have hours to spend seeking inspiration for your design or managing contractors, and you certainly don’t have the experience to understand permitting requirements, let alone get all of the submittals together.
What you need is an experienced team to guide you to define your vision, and ensure it results in a project that is as beautiful as it is functional, and adds value. You want clear communication, honest timelines, and the confidence that your questions will be answered and your decisions respected.
That's exactly how we work. Central to our SERVICE culture are Respect (we respect our homeowners, our tradespeople, and one another) and Communication (we listen first, welcome feedback, and ensure every homeowner has clarity on where their project is and where it is going.)
Retired (or Semi-Retired) Households: Making Room for the People Who Matter
You've spent decades building a home and a life. Now the shape of life may be finally shifting from work to enjoying family. You may have a parent who needs to be closer, or a daughter who visits with the grandkids every few weeks, or perhaps a son who may be more inclined to come home for the holidays if he has his own space in the home.
You're not just remodeling a house. You're creating space for connection — a suite that gives Mom her privacy and dignity, a guest wing that makes the grandkids feel like they're in their own little world, a kitchen that can handle busy family meals with ease.
You’ve had enough experience in life to know the difference between a team that's just doing a job and a team that actually cares about the outcome. You want professionals who show up prepared, communicate clearly, and treat your home with the respect it deserves. You also know that the permitting and engineering details matter — and you'd prefer those be handled by people who do this every day, not something you have to figure out yourself.
Families with Kids at Home — Life Doesn't Stop for a Renovation!
Your home is in full swing. There are school schedules, sports practices, college visits, and work deadlines running simultaneously. The kids are loud and wonderful and always somewhere underfoot. You've outgrown the space you're in, or you need it to serve evolving purposes — a multipurpose room for homework, mediation, or just reading a book, a mudroom that can handle four backpacks and two dogs all day every day, an outdoor oasis where families can connect with the kids in the pool while the parents entertain friends or extended family, or relax watching your favorite sports game.
A construction project in an active household is a real disruption, and you deserve a team that understands that and provides guidance for whether it is realistic to live in the home, and how long you need to be out if needed. Clear phasing, realistic schedules, and honest communication about what each week will look like aren't just nice to have — they're essential when real people are living in the home or eagerly anticipating their return.
We've worked with many families in this phase of life. We know how to set expectations for completion of work, and how to protect the work areas to minimize the effects of construction on anyone living in the home.
Two Ways to Work With Us
The good news is that we have the flexibility to step in at any point — as your single Design+Build team from concept through construction, or as the builder partner who brings to life the vision you carefully crafted with your chosen Architect or Designer.
Path One: You Have a Designer. We'll Be Your Builder.
Some homeowners come to us having already worked with an architect or interior designer they love.
In this model, we step in as your construction partner. We can also bring in whatever additional professional services are needed, for example bringing in a licensed engineer to work through any structural or technical questions, manage the permitting process from submittal through approval, and ensure all the details are in place such as final material and color selections, for a seamless construction process. We can communicate directly with your design team so you're not stuck in the middle, and we bring the same level of care and accountability to the final product, whether we designed it or not.
For busy families and professionals, this means you still get the streamlined experience you need — one builder handling construction, engineering coordination, and permitting — even if you started the design process somewhere else.
Path Two: One Team, Concept Through Construction.
If you're starting fresh and want a single team to handle everything, this is where we do some of our best work. Our designers, engineers, and construction professionals collaborate from the very first meeting. Your budget is part of the conversation from day one, not an outcome of a long design process. Decisions about materials, structural systems, and construction methods are made together — which means fewer change orders, and fewer surprises during construction.
Here's what's included when you engage us as your Design-Build firm:
- Concept and programming: We start by understanding how you live, what you need, and what success looks like for your family.
- Schematic design: Initial concepts are developed with real cost input from our team — not estimates pulled from thin air.
- Design development: The design is refined until it's exactly right — beautiful, functional, and ready to build.
- Engineering: Our engineers are part of the team throughout, not a last-minute add-on. Structural, mechanical, and specialty engineering are coordinated as the design develops.
- Permitting: We handle the entire permitting process — applications, submittals, jurisdiction review, and any comments or corrections. You don't have to navigate that on your own.
- Construction: We build what our team designed, with the craftsmanship and attention to detail the project deserves.
- Project closeout: Final inspections, punch list, and warranty follow-up — handled by the same people who started the project with you.
For retired professionals creating space for family, this integrated approach means the suite or addition is designed from the start with both the immediate function and the long-term livability in mind — no details falling through the cracks between a designer and a builder who've never worked together before.
For families with kids at home, having one team means scheduling, sequencing, and phasing decisions are made by people who understand the full scope of the project — and who can plan the work around your life, not the other way around.
What You Get Either Way
Regardless of which path you choose, there are things you can count on from us:
- In-house engineering on every project, so technical questions get answered quickly and correctly
- Full permitting services — we manage the jurisdiction process start to finish so you don't have to
- Proactive communication, because you shouldn't have to chase your contractor for updates
- Honest timelines and transparent pricing, because surprises serve no one
- A team that treats your home — and your family's life in it — with genuine respect
So Which Path Is Right for You?
If you already have a designer or architect you love, keep that relationship. We love to collaborate with other design professionals, we always have something to learn and something to add to the conversation. The earlier we can get involved the better, and we can provide project pricing services to help you understand how your design will play out in terms of budget.
If you're starting from the beginning and want one team handling everything — design, engineering, permitting, and construction — we'd love to be that team for you.
And if you're not sure yet, that's completely fine. Start with a conversation. We'll listen to where you are, ask a few questions about your project and your priorities, and give you an honest recommendation — even if it means pointing you to local Architects and Designers who we know to be both great at what they do and wonderful team members to support your vision.
